Principal Asset Management
Job Description
Responsible for the coordination and oversight of all existing WFM location asset management functions. Ensures all lease renewals are tracked, negotiated, and renewed on time, including expansions. Coordinates and processes all lease amendments. Responsible for all physical store leases. Manages all dark space / sub-leases. Coordinates sub-tenant issues and needs.This role is located in Austin, TX and expectation of 5 days per week in the Store Support offices.

Responsibilities:
- Responsible for the coordination and oversight of all existing WFM and Amazon Grocery location’s asset management functions.
- Ensures all lease renewals are tracked, negotiated, and renewed on time, including expansions.
- Coordinates and processes all lease amendments.
- Provides ongoing communication, coordination and leadership across numerous teams including Real Estate (RE), Lease Administration, Financial Analysis, Construction, Operations, and attorneys.
- Tracks all lease renewal deadlines and ensures timely review, negotiation, and execution.
- Reviews leases, seeks input from RE, Operations, Lease Administration, Financial Analysis, and others to propose renewal and identify additional terms for negotiation.
- Negotiates with input from the Vice President, Real Estate.
- Assists with the annual plan for locations in conjunction with Accounting.
- Coordinates and processes all lease amendments working closely with regions, real estate, attorneys, and other groups as needed to determine terms.
- Partners with the Lease Administration on CAM issues / reconciliations and ensures language issues are negotiated.
- Monitors and actively markets all dark space / sublease through brokers to terminate or sublease space. Negotiates terms through execution. Monitors subtenant status and addresses issues with subtenants and/or regions. Coordinates changes, evictions, or lawsuits if necessary.
- Coordinates processing of all Estoppels and SNDAs working closely with regions, lease administration, and lawyers.
- Delivers regular and ad hoc reporting / status for the team, regions, and leadership.
- Provides information for WFLN updates, Board Reports, Earnings calls, and whenever requested.
Skills:
- Maintains a thorough knowledge of the lease provisions including renewals and other key terms.
- Advanced ability to review, interpret, understand and analyze retail lease language.
- Strong ability to review, interpret, understand and analyze financial information. Understands financial practices and terminology.
- Identifies and pursues process improvement opportunities based on risk controls, customer experience, efficiencies, and other business-focused factors.
- Strong command of Microsoft Excel and lease administration software (preferably Harbor Flex).
- Strong coordination skills coupled with the ability to facilitate bringing various teams together to execute leases in a timely fashion.
- Regularly interacts with colleagues up to the senior leadership level.
- Strong negotiating skills.
- Provides process and policy advice to Team Members.
- Excellent communications skills including written, verbal and listening.
- Provides function-wide process advice and insight.
- Provides guidance to less experienced Team Members.
- Consults with and advises senior-level stakeholders and leaders.
- Uses experience, innovation, and judgment to make decisions that may be based on partial information.
- Influences decisions within and beyond own work area.
- Leverages understanding of the real estate market and industry to drive project-related decisions and recommendations.
- Demonstrates exceptional knowledge of the WFM product mix, supply base, and retail operations.
Education & Experience:
- BA/BS degree and 6-8 years’ relevant experience OR equivalent combination of education and relevant experience.
